Why do I need a home inspection?

A home inspection provides a professional evaluation of your property’s condition. Whether you’re buying, selling, renting, or maintaining a home, an inspection can uncover hidden issues, safety concerns, or maintenance needs that aren’t always visible. At Marigold Inspections, we give you the information you need to make confident, informed decisions.

How long does a home inspection take?

Most inspections take 2 to 3 hours, depending on the property’s size, age, and condition. Larger or older homes may take longer, while smaller properties may take less. We take the time needed to inspect every major system and component, ensuring you receive a detailed and accurate report.

What does a home inspection include?

We evaluate all major systems, including the structure, roof, exterior, interior, plumbing, electrical, HVAC, insulation, windows, and doors. The inspection identifies safety concerns, defects, and maintenance issues. You’ll receive a clear, easy-to-read report with photos and explanations to help you make informed decisions.


Does a house pass or fail an inspection?

A home inspection is not pass-or-fail. Every home may have issues or maintenance needs. Our goal is to provide unbiased information so you understand what’s normal, what needs attention, and what may require repairs or further evaluation.


When will I receive my inspection report?

You’ll receive your detailed digital report within 24 hours. It includes descriptions, photos, and recommendations, so you can review the findings and move forward confidently.


Do I need to be present during the inspection?

You don’t have to be present, but attending can be very helpful. Being on-site allows you to see the property firsthand, ask questions, and better understand any issues we identify. We encourage clients to participate so you can leave the inspection with confidence and clarity.


Cancellation & Rescheduling

We get it—life happens! If you need to change your inspection date, here’s how it works:


  • Cancel 24+ hours ahead:  Full refund or credit for a future inspection.
  • Cancel <24 hours ahead:  50% of the base inspection fee may apply.
  • Reschedule 24+ hours ahead:  Easy and free—just let us know!
  • Reschedule <24 hours ahead: We’ll do our best to accommodate; a small fee may apply.
  • Refunds: If we can’t complete the inspection due to weather, safety, or property access, you’ll receive a full refund.
